      第一章 工程概況
      1.1工程簡介
      1、 曉康苑工程由福建關興房地產開發有限公司開發,福州市建筑設計院設計,福州弘信工程監理有限公司監理,是集公寓、商場等功能于一體的高層住宅樓。福建六建建工集團公司承建該工程±0.00以上的土建、水、電。工程施工圖紙均由福州市建筑設計院出圖。
      2、 本工程位于福州市湖東路中段,用地西側為置地廣場,東側為實達皇冠,用地北側為規劃路。項目總用地面積8253m2,地上總建筑面積55484㎡,地下建筑面積9639.7 m2。建筑層數為:南樓地上29層,地下1層;北樓地上33層,地下2層。總建筑高度:南樓為90.01m,北樓為99.95m。建筑物兩座高層住宅建筑呈二字形排列。地下室為停車場及設備用房及人防,南北樓地上一層至三層均為商業空間(其中北樓三樓局部為配套用房),三層以上為單元式住宅。工程設計標高:室內±0.000標高相當于羅零高程7.5m,室內外高差0.15m。
      裝修情況:外墻裝修,主體以暗綠色涂料為主基調,裙樓干掛花崗巖墻面。1~3層公共衛生間內墻1800高瓷磚墻裙,住宅內墻1:2水泥砂漿打底,其余內墻中級抹灰水泥漆罩面,地下室內墻水泥砂漿抹灰,砼墻面防霉乳膠漆二道。屋面面層鋪貼8厚150×150地缸磚。
      門窗采用鋁合金門窗,在框周邊與結構接縫處要求涂刷防腐材料粘貼塑料薄膜進行保護,以免填縫水泥直接與鋁合金面接觸。所有木門窗必須在室內溫作業完成10天后方能開始安裝,裝好后用保護膠帶、塑料薄膜貼封遮蓋嚴,以防污染。
